A Brief Overview
Under the direction of the Vice President of Operations, the Portfolio Operations Director is responsible for the leadership, operational and financial oversight of their assigned property and team to achieve company goals. The Portfolio Operations Director has responsibility and oversight of a selected property. May at times support multiple properties or portfolio based on needs of the business. This position will have reporting authority of the property in which they oversee, but is subject to change as business needs dictate. The expectation is that this position is on site, managing site operations during a period in which the Community Director position is vacant. Conversely, this position could also support multiple sites at one time. This position may work from a home office, or office out of one of our properties or regional offices when not traveling to a property.

What you will do

  • Ability to travel significantly throughout the division to take on acting role of CD and assume all responsibilities of the site.
  • Performs all tasks typically associated with managing staff such as, recruit, hire, train, coach, evaluate and discipline up to and including termination of direct reports in partnership with Human Resources and Recruiting teams when covering a property.
  • Serves as Hunt's liaison with the Government and maintains an open line of communication with the local and other Government entities as necessary.
  • May at times, works as operational liaison between Community Director and Director of Operations.
  • Manages operations by directing and coordinating activities consistent with established goals, objectives, practices, and policies of the company.
  • Coordinate with maintenance and make-ready staff to ensure change of occupancy maintenance meets HMC standards after move-out.
  • Maintain records of all aspects of management activity on a daily, weekly, and monthly basis. Generate various reports as required.
  • Overseeing risk management and emergency procedures.
  • Practices proper safety techniques in accordance with Company, property and departmental policies, procedures, and standards.
  • In partnership with the Vice President of Operations implement Hunt Operational Programs to ensure sustainability of the projects.
  • Works with the Vice President of Operations to improve processes and management methods to generate above budgeted NOI.
  • Provides mentoring and empower sites to operate self-sufficiently.
  • Partners with Director of Operations and Regional Maintenance Directors to ensure execution of Capital Improvement projects.
  • Participates in all property reporting requirements, both internal and external (i.e. DOD reports, Hunt board reports, Lender reports, etc.).
  • Works with Community Director and Director of Operations to assist in the development of Annual Business Plans.
  • Guide a team in achieving income and occupancy goals by offering superior sales skills, customer service and relationship management.
  • Reviews, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Provides professional representation to command, housing, and other external parties.
  • Maintain a positive customer service attitude.
  • Ensure all resident requests or complaints are resolved in a timely, efficient, and courteous manner.
  • Review all notices to vacate to determine the cause of the move-out.
  • Initiate and implement policies/procedures to maintain resident communications; e.g. complaints, service requests, etc.
  • Oversee the implement, design, and maintenance of residential retention programs.


Qualifications

  • Bachelor's Degree in Business Administration, Marketing, Property Management, or other related discipline Preferred
  • 4-6 years previous property leasing management experience or applicable skills Required
  • 1-3 years previous experience managing others Required
  • experience with YARDI Preferred
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels of the organization as well as working with the military community and the military command.
  • Certified Professional of Occupancy (CPO) Preferred
  • Accredited Residential Management (ARM) Preferred
  • Certified Apartment Manager (CAM)-NAAHQ Preferred

Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $74,000 - $120,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. We consider internal and external factors as a part of every final offer.
